For generations, Brunswick’s waterfront has been a place of work, connection, and opportunity. Today, much of it is underutilized or inaccessible, even as demand for maritime jobs, boat storage, and waterfront investment continues to grow.
This project is about keeping the waterfront active, productive, and locally controlled, while opening the door to long-term economic growth.
Expanded marine infrastructure that supports working boats and recreational boating
New jobs in marine services, construction, and long-term operations
Increased tax revenue without displacing existing neighborhoods
More efficient land use that preserves waterfront access
A long-term investment rooted in Brunswick’s maritime heritage
This is not a speculative project. It is a practical, working-waterfront solution designed for Brunswick’s needs.
The City encouraged us to rezone the property into a new downtown zoning district intended to promote new development in the core district.
As part of that zoning, a “waiver” process was created to allow reasonable flexibility for projects like this one.
However, despite city intent, the current process has created uncertainty that exposes projects to legal challenges, even when they follow local rules.
To move forward responsibly and avoid construction delays, the project must demonstrate strong public awareness and support.
City officials pay attention when residents and stakeholders speak up.
By sending a short email of support:
Shows community backing
Helps reduce unnecessary delays
Encourages smart, lawful decision-making
Keeps the project moving forward
Even a brief e-mail makes a difference.

Our vertical dry boat storage project will feature two open-air, hurricane-rated structures engineered to safely store vessels up to 43’3″ in length. This concept has been part of the marina’s long-term vision for more than 40 years, originating in the original master plan for the property.
Over time, the marina has steadily added dock space to meet growing demand, but opportunities to provide additional in-water storage are now limited. As a result, the marina operates with a waiting list for much of the year. The unique walkability, access to shops and restaurants, and the character of the surrounding historic district all play a major role in why the marina continues to receive awards and strong praise from boaters around the world.
The facility will introduce new amenities, including live bait, a commercial ice vending machine, and on-site showers—providing boaters and their guests a comfortable place to clean up before venturing into downtown.
Located at the southern end of the property, the site offers excellent walkability, ample parking, and immediate access to downtown shops and restaurants. Together, these additions create a modern, convenient, and welcoming waterfront experience for today’s boaters and for generations to come.
Zoning
The property is zoned Mixed Use / City Core & Historic (MU/CC/H), a district created to encourage high-quality redevelopment and flexibility within Brunswick’s downtown core.
Height Limitation
The MU/CC/H zoning allows building heights up to 45 feet, and we are requesting an increase to 65 feet to accommodate a taller boat dry storage facility in order to reduce the project’s footprint and preserve additional upland for future housing, retail, and public spaces.
Development Standards
The proposed facility will follow the development standards of the MU/CC/H zoning, including the 20-foot setback and buffer requirements for adjacent properties.
Allowed Use
The dry stack project has already been approved by the City as an allowed land use under the current zoning classification. We are not requesting a change in permitted land use, that has already been approved. We are asking to be permitted to build it 20 feet higher.

Brunswick’s future depends on the public’s support of this project. It is the first step toward reopening the riverfront, creating jobs, and bringing new energy to downtown.
By speaking up, you’re helping build a more vibrant, connected Brunswick for everyone to enjoy. ❤️
